Selecting the Right Agent
Some facts you should know...
If you've ever dealt with a real estate agent, it was probably when you purchased your first home. Based on that experience, you probably feel that you know exactly what real estate agents do, but you'd be surprised!
Let me explain it to you.
The fact is-- an agent wears two different hats, one for helping buyers, and one for helping sellers. The agent who helps you sell your home is called the "listing agent" and the person who helps you find a home is called a "buyer's agent."
You probably think that all a listing agent does is advertise your home in print and on the Internet, hoping to get buyers to call on the ads. This is often what sellers insist upon... that their agent advertise all over the place in order to get their home sold. This is an effective agent, right? Wrong!
Since most buyers call, but don't end up buying the home in the ad, the selling agent begins to show other properties that might interest the caller. So just what is it that your listing agent must do to sell your home?
This: as your listing agent, my primary job is less about finding home buyers as it is about convincing other agents to show your home to their buyers.
I like to hold an open house on the Tuesday following the listing of your home for all real estate agents of every company out there. I announce that I'll be serving some lunch, trying to entice the other agents to come and preview your home. This is because I want your home to be "fresh" in their minds so they'll show it to their potential buyers. One of these agents just may have the perfect buyer!
I'll also place your home in the West Penn Multiple Listing Service and send out flyers (or e-mails) to other agents telling them about your home.
This type of networking is a very effective way to market your property. The National Association of Realtors® studies show that 82% of real estate sales are the result of agent contacts through previous clients, referrals, friends and family, and personal contacts.
It's my job to keep your home fresh, but not overexposed on the current market, and to keep you informed of any and all changes at all times, and in a prompt and respectful manner. Give me the opportunity to help you sell or buy a home today!
